The project pack

The Project Scope of Works is based on homeowner-provided information. Unknowns stay open. It is a comparison aid, not architectural or engineering design, a quantity surveyor’s report, a statutory notice, a compliance certificate, a price guarantee, a final quotation or a building contract.

Independent builders

Builders are independent businesses and are not employees, agents, partners or representatives of LocalQuotes. A listing, invitation or administrator review is not an endorsement, guarantee or verification of competence, insurance, registration, solvency or availability. The homeowner must carry out appropriate checks before appointment.

Builders control their own estimates, site visits, final quotations, contracts, pricing, programme, staff, subcontractors, insurance, safety arrangements, certificates and work. LocalQuotes is not a party to the building contract and does not receive or hold construction payments.

Estimates, visits and changes

Every invited builder prices the same confirmed scope version. An initial estimate can contain allowances, exclusions and items needing further information or a site visit. The builder arranges any visit directly with the homeowner. Before work is agreed, both sides should reconcile the final quotation with the shared scope and record every change, exclusion, assumption, VAT treatment and payment term.

Planning, design, regulations and grants

LocalQuotes may signpost official Irish information and identify questions to raise. It does not decide whether planning permission, a grant, a particular professional, a statutory process or a technical standard applies. Homeowners and builders remain responsible for obtaining project-specific professional and authority advice and for complying with applicable law.

Accounts and acceptable use

Private-beta access is personal and may be suspended for inaccurate information, security concerns, misuse or breach of these terms. Users must have authority to upload and share their content, must not upload unlawful or malicious material, and must keep account access secure. Builder information must accurately identify the business offering the service.

Responsibility and consumer rights

LocalQuotes should use reasonable care in providing its own digital service. It cannot guarantee that a builder will respond, that information supplied by another user is accurate, or that a project will proceed at an estimated price or time. Nothing in these terms excludes or limits rights or liability that Irish law does not allow to be excluded or limited.
